RATES

BASIC RATE: $475 USD per night applies all year round except as noted below

• Rate Per night is for the entire 3 bedroom villa, accommodating 6 – 8 persons.
• Rate includes full time maid
• Rates Per Night apply all year round except as follows: Christmas & New Year’s Break: $650 USD per night Spring Break March & April: $575 USD per night
• Standard rental is for 7 nights.
• Premium applies for stays less than 7 nights
• Typical rental week is Saturday to Saturday
• A 50% deposit is required to secure your booking. The balance is due 30 days prior to arrival

MEAL PLAN

• The meal plan is optional and is additional to the basic rental rate.
• The meal plan rate is $44 USD per night for each adult, for children 5 – 12 years the rate is $22 USD per night. Children under 4

• The meal plan is optional. If you elect not to purchase the meal plan, and your party size is greater than 4, an additional maid will need to be engaged at an extra charge of $45 per day

OTHER CHARGES

• Optional Airport pickup is a great convenience for those not wishing to drive in Mexico. The pickup service is provided by an outside driver service and they determine the charge. The charge varies with the number of passengers and the price of gas. These are the rates as of March 2024. 1 to 3 passengers: $ 180.00 USD, 4 to 6 passengers: $ 240.00, 7 to 9 passengers: $260.00Since 2024 there is a beautiful new highway that that bypasses a lot of the old secondary road and brings you to the villa sooner with smooth swift comfort. If you wish to take the new highway, the driver will request you to pay the highway tolls which can add  approximately US$25 each way to the basic fare shown above.
• Optional heating is available for the Villa’s private pool. Heating is not necessary from May to October, but adds such a lovely pleasure, especially in the cooler months. We charge additional an $45 per day for the cost of the trucked in propane if you should choose to have the pool heated
• We offer you the option to pay by credit card. PayPal securely handles your transaction but charges us a fee. This fee of around 4% will be added to your booking cost. This charge can be avoided by paying with a direct bank transfer (or by Interac e-transfer for Canadians).
• The meal plan is optional. If you elect not to purchase the meal plan, and your party size is greater than 4, an additional maid will need to be engaged at an extra charge of $45 per day

CANCELLATION POLICY

• Reservations canceled 90 days or more prior to the arrival date will result in a 90% refund of the deposit. Reservations canceled within 30 to 90 days before arrival date will result in a 60% refund of the deposit. Cancellations made 30 days or less prior to arrival date will not be eligible for a refund.

EXCESS GUESTS

• The maximum capacity of the Villa is 8. Additional overnight guests are not permitted.
